Why You Should Consider Buying A New Construction Home

Whether you’re out of state or local to the Disney’s Backyard area, you may be putting off selling your home because you’re worried about finding the perfect home to move to in this crazy market. I hear you! So many things need to line up perfectly to get you the right buyer for your existing home and the right seller for your new one…which is why for many, especially here in Horizon West, buying new has a slew of perks that can make both the buying and selling process that much easier. 

Rising Home Inventory In Horizon West, FL

The first reason to consider buying a new construction home is that there are simply LOTS of them out there to choose from! Across the country, we’re seeing a rise in new home inventory. Last November, newly built homes made up just over 30% of homes available for sale. Maybe that doesn’t seem like much, but when you consider that 30% against the 12% historical average…well, that’s nothing to sniff at! 

But we’re not just talking about national stats. Horizon West and the entire Central Florida area has been a hub for new construction and development for years with no sign of stopping. Why? Well, this formerly rural area consisting mainly of citrus farms experienced a drought many years back, which led to many farmers moving out and developers swooping in. Ever since, this area has been one of the fastest growing in the country. As the years go by, our area has only become more attractive to developers, buyers, and sellers. Just this last year, Florida surpassed New York, becoming the second-most valuable U.S. market.  

What More Inventory Means For You

Now we get to the fun part–how you can benefit from this uptick in inventory to make your house hunting journey that much smoother. First and foremost, this offers you more options in your home search. You can pick from a pool of new homes in various stages of development in addition to the thriving resale market and have a much higher chance of finding the perfect home for you. 

For some home owners, buying new also provides a personal touch you may not get in resale. If you get in early enough in the building process, depending on your builder you may have the option of choosing your own design options. Not only will your tile be new, your paint freshly applied and your bathrooms sparkly clean, but each of those features will have been hand-picked by you at a builder design appointment. 

Worried about timeline? Well, when you buy new, you’re looking at months to a year or maybe more before your new home is complete. This will depend on the builder timeline and whether you’re building from dirt or purchasing a home that’s already in development. Either way, if you don’t have a contingency to sell,  you can often tentatively work your schedule for selling your existing home so that you’re never stressed about finding a place to lay down your head in between closings. 

And if that wasn’t enough, there are even financial benefits to buying a new home. Some builders are keen to sweeten the deal with buyers, because they know that many of the resale homes here are only a few years old themselves. The competition is fierce, and you’ll often reap the benefits of the financial back and forth.
