Selling Your Home? Here’s Why Access Is So Important

If you’re gearing up to put your home on the market as the next (or first!) step in your house hunting journey, one of the most essential things you’re going to want to discuss with your real estate agent is potential buyer access. Of course, things like pricing the home correctly and tidying up for potential buyers are always important, but this seemingly small aspect can make a big difference when it comes to finding a possible buyer for your home!

What Does It Mean To Be Accessible?

When we talk about being accessible as a home seller, we mean embracing the shift between viewing your home as YOUR home and beginning to see it as a product you’re trying to sell. That means (when possible) making yourself and your home available to potential buyers hungry to visit the home and start picturing their own families in the space.

Why Does Buyer Accessibility Matter?

As we enter the peak homebuying season, do your best to really roll out the red carpet for them! More buyers mean more potential showings…and the easier you make it for those folks to visit YOUR home, the more likely they are to submit an offer. 

Buyer competition heats up in the spring and summer (along with the weather here in sunny Florida!) and folks are more eager than ever to pounce on the homes that tickle their fancy. Seeing a home in person can be a huge factor for many families in deciding which home they submit an offer for. Give buyers every reason to choose you by keeping your home as open to them as possible. 

Keep in mind, buyers might only be in town for a short time to tour homes. In a booming market like Horizon West where so many are coming in from out of state, this is especially true. Even locals might only be able to house hunt on evenings or weekends.

I know, I know. Encouraging accessibility is easier said than done. For most families, the home they’re selling is also their primary residence. Life is busy, and often messy, so I know from personal experience how hard it can be to grapple with the chaos of living your life and selling your home at the same time. 

Expect some disrupted schedules, and maybe some extra stress when it comes to keeping the house tidy. Make a game plan for ushering fur babies (and human ones!) out of the house every once in a while to give potential buyers time to explore. It’ll be worth it in the end! Nobody expects you to be available 24/7, but getting as close as you can will have a massive impact on your home’s success in this competitive housing market.
